We use thermal imaging to find areas of missing insulation, hidden water leaks and scan the electrical panel for abnormal loads. We include multiple pictures in the report to show the conditions we found in the home and then include additional pictures for items deemed to be defects or needing further investigation.
One fun thing we recently found was a nest of mice inside a wall, it showed as a warm spot in an area that should not have been warm.
One thing it is NOT is an energy audit. Small areas are not identified. No building is perfect, they all have small leaky areas that we would not deem defects. People looking for this level of diagnosis need an energy auditor that perform repairs at the same time areas are identified.
