Once drywall goes up, everything behind it disappears — framing, wiring, plumbing, ductwork, insulation. A pre-drywall inspection happens during the framing stage, while all of that is still exposed and easy to verify, catching problems while they’re still simple and inexpensive to fix.
New construction moves fast, and even good builders and subcontractors miss things. An issue caught after drywall is up often means cutting into a finished wall to fix it. The same issue caught now is usually a quick correction before the next phase of work begins.
This inspection focuses specifically on what’s visible and accessible at this stage of construction, including:
- Structural framing
- Rough electrical wiring
- Rough plumbing
- HVAC rough-in and ductwork
- Roofing and exterior sheathing

When should I schedule a pre-drywall inspection?
As soon as framing, rough electrical, rough plumbing, and HVAC rough-in and firestopping are complete — but before insulation and drywall go up. Your builder or general contractor can tell you when the home is at that stage.
Is this the same as the city or municipal inspection?
No. Municipal inspectors are checking for code compliance. We’re looking at overall workmanship and construction defects and errors that could become bigger problems later, which isn’t always the same thing.
Does this replace a final inspection once the home is complete?
No. A pre-drywall inspection only covers what’s visible at the framing stage. You’ll still absolutely need a full inspection once the home is finished.
What happens if you find an issue?
You’ll get a report you can bring to your builder to have corrected before the next phase of construction covers it up.
